Update on Kings Speech and Labour Governent's Renters Rights' Bill TBC.....
After seeing the headlines of the UK Governments plans on:
Renters Rights' Bill highlights (credit: Property Mark)
1. Abolish Section 21 to remove the threat of ‘no fault evictions’
2. Give renters greater rights and protections and the ability to request a pet in their property
3. Make sure private rented homes are safe and secure with a Decent Homes Standard and ‘Awaab’s Law’
4. Create a digital database for the private rented sector
5. Create a new ombudsman service for the private rented sector
6. Prevent discrimination against tenants with children
I don't see anything scary. All of it goes towards improving the rental sector, applying logic and making it just better quality. The pets thing is common sense as its presently not possible to legally prevent a Tenant keeping a pet. It just clears this confusion up. Will be interesting to see how residential building management/block rules adjust to this.
The "no fault eviction" I am sure will provide the Landlord logic/ability to still end ties with a Tenant under a set of clear options. We still need to see the detail on this. I know some Landlords will be concerned how this plays out in terms of potentially increasing rents down the line. The key thing: There were no mentioning of rent caps - something everyone was getting stressed about. If desired, lots of our tenancies have set out rent increases and structures built into a long term tenancy from the outset. Both parties therefore have their eyes open and agree to it before entering the tenancy. Everyone knows where they stand from the beginning.
Remember....those that panic and endeavour to leave the Landlord market...is simply another person's opportunity. Keep calm and carry on 😊.
