Its nearly Christmas. Yikes!
Are you a Landlord that could benefit from having your asset successfully Let before Christmas?
If your property investment has become available to Let over the festive period: do not worry. We advise that you just need to apply some positive sense and perspective.
You approximately have 21 days to let your property.
Most Tenants start disappearing for their Christmas break from the 15th December 2015.
Are you a Tenant that could benefit from concluding and therefore successfully renting your new property before Christmas?
We therefore have an alignment. We have two parties that want the same thing: a headache and pressure remedied before Christmas.
Go and enjoy Christmas. No one wants to worry about this problem returning on the other side of Monday 4th January 2016 (which is when the property market returns from its holiday).
Jeremy Jacob's advice to both Landlord and Tenants from now (with the run up to Christmas is as follows):
1. Commit. Those Tenants that commit to their search from now will benefit more than the New Year’s resoluters that decide on Monday 4th January 2016 to start their rental search. Those Landlords that commit to actively striving to let their property before Christmas will reap the highest rewards in no or minimal lost income (i.e. beating any void period).
2. Compromising. Those Tenants that do not necessarily have to move, but really would like to do so before Christmas should know: your prospective Landlord is far more likely to show flexibility on such items as furniture, decorations, general changes, and even possibly accepting an educated offer (more unlikely on Monday 4th January 2016). Those Landlords who understand that your asset would benefit from being Let before (rather than after) Christmas could best benefit from making your property's asking price more appealing than the competition (i.e. encouraging a quick Let) vs the loss of rental income from a further void period.
Jeremy Jacob therefore advises it is the season to commit and to compromise.
